I determined that our target buyer had to be a local who needed to live inside the property while they remodeled. It would be ideal for family who wanted a large lot for their mountain toys. A second homeowner wasn’t really an option. The house required too much work and an investor would just lowball us to scrape the home and rebuild.
This type of buyer client often obtains financing which mandate that the exterior paint be newer than Martin’s home to appraise prior to close. Additionally, an appraiser for this type of loan would red flag any code violations and safety issues.
We scraped and painted the body the exterior, in just enough time to close. We paid the painter at closing, cleaned up the lot of all debris, steam cleaned the carpets, professionally cleaned the home, and eliminated all code violations both inside and out.
We front loaded all repairs excluding exterior paint about 30 days prior to actually listing the property, and finally dropped the home in MLS in Summit and Denver, listed on Zillow, and spread the word across a number of websites.
Our first open house procured 17 attendees and three (3) offers. However, they weren’t the right buyers: two were investors with lowball offers and one a local who didn’t have his financing secured.
We held another open house while the home was being scraped to paint, and after just two weeks, we put the house under contract with a financially capable Buyer.
The Buyers were perfect – locals, already living in the County with loads of toys and prior remodeling experience.
